- Brookfield, Drax, Radiant and Qai plan a gigawatt-scale data-center campus in North Yorkshire.
- The partnership targets an initial phase from early 2028, subject to planning, regulatory approvals and a suitable tenant.
- Brookfield's AI infrastructure platform Radiant will lead design, customer engagement and commercialization.
Brookfield Asset Management is joining Drax, Radiant and Qai in a strategic partnership to develop a large-scale artificial intelligence data-center campus at Drax Power Station in North Yorkshire. Drax announced the plan on Tuesday, November 3, saying the site could ultimately support more than one gigawatt of capacity.
The project is intended to combine Drax's land, power and grid access with Radiant's AI infrastructure capabilities and capital from the Brookfield-Qai joint venture. The announcement gives Brookfield another concrete project in the fast-growing market for power-intensive computing infrastructure, while the financial contribution from Brookfield itself was not separately disclosed.
Phased development depends on approvals
According to the Drax announcement, the full North Yorkshire development could require more than 20 billion pounds of investment, including an initial 2.5 billion pounds for the first phase. The first stage is designed for up to 100 megawatts and is targeted to begin operations in the first quarter of 2028.
A second stage aims to add up to 500 megawatts between 2028 and 2031, while a third phase would add further capacity after 2031. The schedule remains conditional: the partners need planning, regulatory and network approvals, a suitable tenant and a final investment decision. A community consultation is expected to begin shortly, followed by the formal planning process.
Drax's site covers 1,000 acres and has 4 gigawatts of grid access, alongside 2.6 gigawatts of active dispatchable generation and cooling systems. Those characteristics are central to the partnership's pitch that the location can support reliable, large-scale computing capacity close to existing energy infrastructure.
Radiant anchors Brookfield's strategy
Brookfield Head of AI Infrastructure Sikander Rashid said the partnership would support the company's AI infrastructure strategy and help accelerate construction of sovereign AI capacity. Radiant, Brookfield's UK-headquartered platform, is expected to lead design, customer engagement and commercialization, while Drax will handle land, power integration and planning.
For investors, the announcement expands Brookfield's exposure to AI infrastructure beyond fund-raising and portfolio investments. The commercial opportunity depends on attracting an anchor customer and moving the project through approvals, so the potential scale does not yet represent committed operating capacity or recurring earnings.
