- Realty Income raised its 2026 AFFO guidance while keeping its investment target unchanged.
- Occupancy remained high and the company expanded its property and private-capital platform.
- Recurring cash flow remains central as acquisitions, financing costs and dividend coverage shape the outlook.
Realty Income reported stronger operating results for the quarter ended September 30, 2026, and lifted its full-year outlook. The company said in its PR Newswire release on Monday, November 2, that third-quarter AFFO rose 3.7 percent year over year to 1.12 US dollars per diluted share.
Guidance improves while growth continues
Realty Income raised its 2026 AFFO guidance to 4.45 to 4.46 US dollars per share from 4.44 to 4.45 US dollars, lifting the midpoint by one cent. The net-lease real estate investment trust reaffirmed its 10.0 billion US dollar investment-volume target and kept its same-store rent-growth outlook at 1.1 percent to 1.3 percent.
The revised outlook also points to lower expected property-cost pressure. Management now expects non-reimbursable property expenses at 1.3 percent to 1.5 percent of revenue, compared with approximately 1.5 percent previously. Occupancy guidance moved to above 98.5 percent from approximately 98.5 percent.
Portfolio supports recurring cash flow
Third-quarter revenue reached 1.62 billion US dollars, compared with 1.47 billion US dollars a year earlier. Net income available to common stockholders rose to 403.9 million US dollars from 315.8 million US dollars, although the company cautions that impairments and property-sale gains can affect GAAP comparisons; AFFO is the more relevant recurring operating measure for this REIT.
Portfolio occupancy stood at 98.8 percent on September 30, unchanged from June and above 98.7 percent a year earlier. Realty Income owned or held interests in 15,536 properties leased to 1,842 clients across 96 industries, with an average remaining lease term of approximately 8.5 years.
Investment activity sets the next test
The company invested 2.6 billion US dollars during the quarter at an initial weighted average cash yield of 6.8 percent. It also expanded its European private-capital platform through a joint venture with KKR supported by an initial investment of 528.0 million euros.
Realty Income stock traded at 51.88 euros on Lang & Schwarz at 16:37 CET on Wednesday, November 4, 2026. Investors can follow the real-time quote of Realty Income stock.
The S&P 500 remains the relevant US market backdrop for investors in Realty Income.
For shareholders, the key balance remains between acquisition growth, financing costs and the reliability of recurring rental cash flow. The higher AFFO outlook supports the income profile, while execution against the investment plan will shape the next phase of growth.
