VICI Properties reported stronger recurring cash-flow growth for the third quarter and raised its full-year outlook in a release published Wednesday, October 28, 2026. The experiential real estate investment trust said total revenue increased 5.8 percent year over year to USD 1.065 billion for the quarter ended September 30.

Adjusted funds from operations, or AFFO, attributable to common stockholders rose 7.5 percent to USD 685.2 million. AFFO per diluted share increased 4.3 percent to USD 0.62, a key measure for investors assessing the REIT's recurring earnings and dividend capacity.

Guidance moves higher

VICI raised its 2026 AFFO guidance to USD 2.695 billion to USD 2.705 billion, or USD 2.47 to USD 2.48 per diluted share. The company said the outlook excludes possible future acquisitions or dispositions, capital-markets activity and other non-recurring transactions.

GAAP net income attributable to common stockholders fell to USD 342.5 million from USD 762.0 million a year earlier. VICI attributed the decline to a USD 478.2 million year-over-year change in the allowance for credit losses, while the non-GAAP AFFO measure increased.

The board also authorized a share repurchase program of up to USD 2.0 billion through September 30, 2029. Separately, VICI declared a quarterly cash dividend of USD 0.46 per share, a 2.2 percent year-over-year increase. The company said it has raised the annual dividend for nine consecutive years.

Portfolio and balance-sheet focus

VICI completed a USD 1.75 billion senior-notes offering to refinance 2026 maturities. The company also announced a planned triple-net master lease with Highfield Investment Group for two Alberta racetracks, subject to customary closing conditions and regulatory approvals.
