Vonovia stock faces a more cautious outlook after the landlord revised its 2026 to 2028 targets. Higher financing costs are weighing on earnings and transaction activity.

Guidance reset highlights financing pressure

  • Vonovia lowered its 2026 organic rent-growth outlook to about 3.8 percent from about 4 percent.
  • Preliminary nine-month adjusted EBITDA increased, while adjusted EBT and adjusted shareholder earnings declined year over year.
  • The company cut its 2028 organic rent-growth objective to about 4.5 percent from about 5 percent.

Vonovia has lowered parts of its outlook for 2026 through 2028 as higher financing costs and weak transaction activity weigh on the property group's market-sensitive businesses. In its official release dated Wednesday, October 28, 2026, Vonovia said its preliminary nine-month figures showed a resilient operating business but a weaker financial result.

Organic rent growth for 2026 is now expected at about 3.8 percent, compared with the previous expectation of about 4 percent. Operating free cash flow before changes in net working capital is expected to come in moderately below the 2025 level, whereas the earlier outlook called for a result at the previous year's level.

Higher rates reshape the outlook

Vonovia also placed adjusted EBITDA Total for 2026 in the bottom half of its previous guidance range of 2.95 billion euros to 3.05 billion euros. Adjusted earnings before tax are expected around the low end of the 1.9 billion euros to 2.0 billion euros range, while adjusted shareholder earnings should remain above the midpoint of their guidance range. Rental income is expected in the upper half of its previous range.

The preliminary nine-month figures show the pressure on earnings below EBITDA. Adjusted EBITDA Total rose to 2.19 billion euros from 2.118 billion euros a year earlier. Adjusted EBT declined to 1.41 billion euros from 1.460 billion euros, and adjusted shareholder earnings fell to 1.12 billion euros from 1.201 billion euros. Vonovia attributed the offsetting effect primarily to higher financing costs.

For 2027, Vonovia expects organic rent growth of about 4 percent and adjusted EBITDA slightly above the 2026 level. The company said its assumptions reflect lower contributions from Recurring Sales and Development, limited recovery in transaction markets and a slower investment ramp-up, especially in Development-to-Hold projects.

2028 target moves below prior ambition

Vonovia reduced its 2028 organic rent-growth objective to about 4.5 percent from about 5 percent previously. Adjusted EBITDA for that year is expected at the lower end of the 3.2 billion euros to 3.5 billion euros range, while rental income is expected to remain at the 2027 level rather than reach the earlier target range of 3.7 billion euros to 3.8 billion euros.

Chief Executive Luka Mucic said the group would apply stricter return requirements to investments and focus on cash-flow protection and balance-sheet strength. Vonovia plans a strategic review of its Development business, will scale back Development-to-Hold projects and suspend new Manage-to-Green investments. The company also intends to continue disposals as part of its deleveraging program.

The core rental business remains solid, according to the company, while Value-add, B2B and other asset-light services are providing additional growth potential. Vonovia expects its AI-driven productivity initiatives to generate an annual adjusted EBITDA benefit of approximately 50 million euros by 2030. The company said its targets of net debt to EBITDA below 12 times, an interest coverage ratio comfortably above 3 times and approximately 40 percent loan-to-value remain unchanged for the end of 2028.

Vonovia stock traded at 16.15 euros on Lang & Schwarz at 11:13 CET on Friday, October 30, 2026. Investors can follow the real-time quote of Vonovia stock.
