Welltower Inc. raised its full-year 2026 outlook after senior housing operations delivered another strong quarter. In its results release dated Monday, October 26, the healthcare real estate investment trust said third-quarter normalized funds from operations reached 1.67 US dollars per diluted share, an increase of 24.6 percent from a year earlier. The figures and guidance were published by Morningstar's PR Newswire release.
Senior housing leads operating gains
Total portfolio same-store net operating income increased 15.8 percent year over year in the quarter ended September 30. The senior housing operating portfolio was the main contributor, with same-store NOI up 21.0 percent. Organic same-store revenue in that portfolio rose 9.1 percent, supported by a 320-basis-point increase in average occupancy and 5.3 percent growth in revenue per occupied room.
The result reinforces Welltower's focus on operating assets for aging seniors across the United States, the United Kingdom and Canada. For investors, the performance indicates that occupancy gains and pricing power remain important drivers as the company expands its exposure to senior housing.
Higher guidance sets the next benchmark
Management lifted its 2026 normalized FFO guidance to a range of 6.47 to 6.53 US dollars per diluted share from 6.36 to 6.44 US dollars previously. The new midpoint of 6.50 US dollars is 0.10 US dollars above the prior midpoint. Net income attributable to common stockholders is now expected at 3.31 to 3.37 US dollars per diluted share, compared with the former range of 3.11 to 3.19 US dollars.
The updated plan calls for total portfolio same-store NOI growth of 15.0 to 16.25 percent in 2026. Senior housing operating NOI is expected to grow 20.25 to 21.75 percent, while senior housing triple-net, outpatient medical and skilled nursing are each guided to lower growth ranges. The outlook includes expected disposition proceeds of 1.9 billion US dollars over the next twelve months, including 1.5 billion US dollars from property sales and 328 million US dollars from loan repayments.
Dividend and capital deployment remain in focus
Welltower's board declared a quarterly cash dividend of 0.85 US dollars on October 26. The payment is scheduled for November 19 to shareholders of record on November 10. Future quarterly dividends remain subject to board approval.
The company also reported 4.1 billion US dollars of pro rata gross investments during the third quarter, including 2.7 billion US dollars across 43 senior housing properties. At September 30, net debt to adjusted EBITDA stood at 3.02 times, while available liquidity was about 9.5 billion US dollars.
