IREN shares jumped 19% on Thursday as investors weighed the economics of its AI cloud business against a still-heavy bottom line. The rally follows a bout of selling in the prior session and comes one day after the company reported fiscal first-quarter results for the 2027 business year.

Revenue for the quarter reached US$228 million, topping the US$221.28 million analyst estimate cited by Reuters. AI Cloud accounted for US$200 million of that total, cementing the segment as the core of IREN's revenue story. Pre-market trading had already pointed to a 14% recovery before the full session's advance.

Strong Segment Margin, Weak Group Result

The AI Cloud unit posted a gross margin of 86%, a figure that speaks to the profitability of the offering at the segment level. Adjusted EBITDA came in at US$66 million. Yet the company still booked a net loss of US$263 million, and that gap is what keeps the stock a demanding proposition. The question for investors is how much of the cloud unit's attractive economics survives once every charge is accounted for.

Contract backlog offered one answer. It climbed 22% quarter over quarter to US$20.3 billion, a figure that underscores how much demand IREN has locked in.

Should investors sell immediately? Or is it worth buying IREN?

Two Contracts, Two Different Bets

Details released Wednesday sketched out the shape of that backlog. A short-term agreement prices capacity at roughly US$40 million per IT-megawatt. A five-year deal, by contrast, comes in at about US$22 million per IT-MW. The pair highlight distinct qualities of growth: near-term revenue opportunity on one side, long-duration commitment on the other. For shareholders, the longer contract matters most if it brings financing certainty along with it.

On that front, the five-year arrangement carries a customer prepayment covering 90% of the associated GPU investments. IREN also disclosed an expanded agreement with a leading AI lab. The structure reflects a broader shift toward AI infrastructure, in which customers order compute capacity and fund a substantial share of the capital spending behind it through upfront payments. The quality of that growth rests as much on payment terms as on demand itself.

Funding the Buildout

A US$363 million equipment financing facility with Wingspire Equipment Finance, closed on October 28, adds another layer of support for IREN's high-density AI compute installations. Customer prepayments and equipment financing represent two routes to underwriting capacity expansion. Both only pay off if they translate into usable, revenue-generating capacity.

For the remainder of fiscal 2027, IREN plans US$15 billion in capital expenditures. Of that, US$9 billion is expected to come from cash on hand, committed GPU financings and prepayments. The remaining US$6 billion is to be raised through additional financings and other sources — and that portion is explicitly contingent on market conditions.

Management says its target of more than US$4 billion in annualized recurring revenue is fully contracted and financed. Operational delivery is expected in January 2027, though it could slip into February of that year. IREN cites a customer-requested design change and a supplier's timetable as the reasons.

That timeline is the real test. High cloud margins and concrete financing terms give IREN a solid case. Whether it holds depends on whether contracted demand turns into live operations inside the promised window.
