Partners Group Overhauls €6.6 Billion Fund as French Housing Pipeline Takes Shape
Published on 11/08/2026 at 18:31 | Editorial boerse-global.dePartners Group is pressing ahead with a sweeping restructuring of its €6.6 billion Global Value SICAV, splitting the Luxembourg vehicle into two distinct pools while keeping redemption curbs in place for certain share classes.
Under the plan, which still needs investor sign-off, older holdings would be moved into a distributing portfolio, while fresher investments would be bundled into a portfolio that keeps deploying capital. Trade coverage of the shake-up has centred on how assets are allocated between the two buckets, along with the return prospects and liquidity available to existing investors.
Exit Limits and Fee Relief
The quarterly net redemption cap for the so-called "New Share Classes" has been halved from 5% to 2.5% of net asset value. According to a later shareholder letter, those limits were hit across several share classes in October. The redemption restrictions remain in force, the fund said in its notice.

Fee cuts are set to accompany the reorganisation. The distributing sub-fund is slated for relief of at least 25 basis points over three years, while the accumulating sub-fund has been promised reductions of as much as 75 basis points through 1 January 2030 — meaning the two vehicles differ both in the size of the break and in how it is phased in.
US Vehicle Fills Only Part of Requests
Redemption pressure has also surfaced at the Partners Group Private Equity Fund. Investors there sought to pull USD 2.21 billion, but the vehicle accepted just USD 728.4 million, capping buybacks at 5% of net asset value. Requests were therefore only partly met.
560 Apartments Secured Near Paris
Away from the fund mechanics, the firm is building out "French New Living," a residential strategy targeting a gross asset value of €300 million. The plan calls for a portfolio of roughly 2,000 rental units aimed at young adults within a year. Two forward-purchase agreements have already locked in 560 apartments — one in Choisy-le-Roi and one in Pantin, both in the greater Paris area — with completion scheduled for mid-2028.
Infrastructure Bench Deepens
Partners Group is also strengthening its European direct infrastructure team. Philip Butcher is due to join as a managing director in London in November, Timm Degenhardt is set to start in Zug in March 2027, and Sarah Johnson has been serving as senior lead asset manager since September 2026. The company said the hires will drive its infrastructure strategy and the creation of platforms across multiple sectors.
