Partners Group is pressing ahead with fresh investment initiatives on two fronts while simultaneously navigating redemption pressure at one of its flagship vehicles. The Swiss asset manager's US-focused Private Equity Fund received withdrawal requests totalling USD 2.21 billion, yet accepted just USD 728.4 million — capping buybacks at 5% of net asset value and leaving the bulk of investor demand unmet.

That shortfall sits alongside a broader restructuring effort at the €6.6 billion Global Value SICAV. Under the plans, reported by media outlets, older holdings would be moved into a distributing portfolio while more recent investments would be pooled in a vehicle that continues to deploy capital. Shareholders have yet to sign off on the split.

For the share classes designated "New Share Classes," the quarterly net redemption limit has been trimmed from 5% to 2.5% of net asset value. A subsequent shareholder letter indicated that the restrictions were hit across several share classes during October.

French rental strategy takes shape

On the investment side, Partners Group has launched "French New Living," a residential strategy aimed at young adults. The firm intends to assemble a portfolio of 2,000 apartments in France within the coming year, targeting a gross asset value of €300 million.

Should investors sell immediately? Or is it worth buying Partners Group?

Two forward-purchase agreements have already secured 560 units in Choisy-le-Roi and Pantin, with completion scheduled for mid-2028. Those apartments form the initial slice of the planned French portfolio.

Infrastructure bench deepens

The European direct infrastructure team is being reinforced as well. Philip Butcher is set to join as a Managing Director in London in November, according to media reports, while Timm Degenhardt is slated to start in Zug in March 2027. Sarah Johnson has already come on board as a Senior Lead Asset Manager since September 2026 — giving the unit one completed hire and two pending arrivals.

Data centre scarcity in the spotlight

Partners Group's published outlook, titled "Blue Sweep: Data Center Scarcity Takes Center Stage," put the shortage of data centre capacity at the heart of its messaging. Chief Investment Strategist Anastasia Amoroso followed up in a CNBC interview on Friday, discussing whether the data centre trade has legs; she did not announce any new transaction or company forecast.
