Vonovia Curbs Berlin Building, Opens Property Platform to Outside Owners Ahead of Q3 Update

Vonovia is pulling back from new construction in the German capital while simultaneously throwing open its property-management machine to outside owners — a two-track response to a capital market that has turned noticeably colder on residential real estate.
At the EXPO REAL trade fair on October 5, the Bochum-based landlord unveiled Veveus, a brand that bundles investment, asset, property and facility management for institutional owners and investors. The group already manages roughly 75,000 apartments on behalf of third parties, and the new label is designed to win service mandates well beyond its own portfolio.
The push has a measurable base. In the first half of 2026, Vonovia booked external revenue of EUR 79.2 million in its so-called value-add segment, a gain of 13.8 percent over the prior-year period. Management is leaning on existing structures to generate income outside pure rental operations, a shift in emphasis that uses the company's scale as a service provider rather than only as a landlord.
Berlin projects halted after current pipeline
Chief executive Luka Mucic has said the company will not start new projects in Berlin once it finishes the roughly 1,000 apartments already under construction there. He cited political uncertainty tied to the debate over nationalizing large landlords in the capital. Rather than commit fresh capital to development, Vonovia intends to focus on operating existing stock and expanding higher-margin services.
Should investors sell immediately? Or is it worth buying Vonovia?
That caution runs alongside a change in the company's share structure. Vonovia disclosed on September 30 that the total number of voting rights stands at 848,458,878, attributing the change to a conditional capital increase completed at the end of September 2026.
Analysts trim targets as the stock sags
Sentiment toward the sector remains subdued. According to a dpa-AFX report, rising interest rates and fresh expropriation worries following the Left party's election victory in Berlin rank among the main drags on the shares. Exane BNP Paribas cut its price target to EUR 16 about three weeks ago, while JPMorgan lowered its target to EUR 26.00 from EUR 34.50 on October 1 — keeping an "Overweight" rating on the stock.
The market's caution is visible in the price. The shares have lost 34 percent since the start of the year and were trading at EUR 16.32, putting the market capitalization at EUR 13.85 billion. In pre-market trading on Monday the stock changed hands at EUR 16.40, with a year-to-date decline of 33 percent.
Investors will get a fresh read on operations early next month. Vonovia has scheduled its interim results for the first nine months of 2026 for November 4, alongside its quarterly report for the third quarter. The release will show how the company is holding up in a changed rate and regulatory environment.
