The office building of tomorrow is no longer just a place to park workers. In Berlin, project developers are laying foundations for structures that aim to slash carbon footprints while software providers wire up digital tools to manage every square metre. Construction began on 2 June for GREENIUS, a seven-storey corner office building in Berlin-Wedding. Developer EQUILIS plans to deliver 3,800 square metres of office space across 15 units by May 2027. The project is targeting DGNB Platinum and QNG Plus certifications—two of the highest sustainability labels in Germany.

A few districts away, the Friedenauer project takes a different approach. Developer OFB, together with GASAG Solution Plus, is implementing an all-electric energy concept. The building will draw warmth from waste water, heat pumps, and rooftop photovoltaics. Even the internal heat generated by equipment and people will be recaptured and fed back into the system, reducing the overall CO? footprint.

While physical buildings get greener, the software that runs them is becoming smarter. Planon, a workplace management specialist serving more than 3,750 clients globally, has integrated its Integrated Workplace Management System (IWMS) into Microsoft Places. The move lets companies handle space management and desk booking directly from Outlook and Teams. AI-powered analytics help match floor space to actual demand, allowing firms to shrink or rearrange offices based on real usage.

Interior design is also evolving to support hybrid work. After a merger, Sparkasse Kaiserslautern overhauled more than 1,000 square metres with a multifunctional room concept. The project included media technology and integration into existing ERP systems. Further afield, the SaldeoSMART office in Krakow’s Unity Tower picked up several design awards in 2026. Its hybrid model relies on acoustic glass walls that allow focused work inside an open-plan layout.

The quality of such spaces is being recognised nationally. The German Interior Architecture Prize 2026 has nominated projects including a workcafé in Berlin, several showrooms, and learning workshops. The winners will be announced in mid-November 2026.

Taken together, these developments show an office sector that is weaving together environmental responsibility, digital efficiency, and occupant comfort. The modern workplace is becoming a complex ecosystem—one that must serve both the planet and the people inside it.
